"Brooke Hall," Near NORWICH, lying very compact within a ring fence, and extending to about 432 Acres.

The Property lies off the mam road from orwich to Bungay, the Cathedral City being just over 6 miles distant and Bungay 8 miles. Trowse Station on both main lines of the G.E. Rly., where express trains stop, is a very pretty drive of only 5 miles.

THE BROOKE HALL ESTATE,

in its entirety of about 2,960 acres, forms a most enjoyable Sporting and Residential

Estate which, moreover, produces a substantial rent-roll, amounting at the present low

rents to about £3,150 per annum, including a moderate estimate for the House but

without any allowance for the Sporting or Growing Timber, an item of great value and

from which a heavy return can be obtained at once.

General Memoranda and Stipulations.

The various Lots are sold subject to the existing Leases, Agreements or Tenancies.

and to the Purchasers satisfying the liability of the Vendor to any Tenant under his Lease

or Agreement or the Agricultural Holdings Act or custom of the country or otherwise,

and subject to the F arming Tenants' usual rights of occupancy after the termination of

their Tenancies. The Leases or Agreements or copies of same, where existing, maybe

inspected at the offices of the Vendor's Solicitors, and will be produced at the time of

Sale, and each Purchaser shall be deemed to have notice of the contents of the Lease or

Tenancy affecting the Lot purchased by hIm, whether such Tenancy be written or verbal.

In the case of Verbal Tenancies a statement of the terms thereof made by the Agent

of the Estate will be furnished and shall be accepted as sufficient.

As regards Lot 1. The Fixtures in the Mansion and premises usually designated

Landlord's Fixtures, including the Oak Bookcases in the Library and the Petrol Pump,

as well as the large quantity of Iron and other Fencing in the Grounds and Park will

be il/cluded /1/ the Purchase Price, but the Purchaser will be required to take by valuation

in the usual way such fixtures and fittings as are usually known as Tenant's Fixtures

and Fittings, including the Pier Tables and Glasses in the Drawing Room and Library,

etc., according to an inventory to be prepared by the Auctioneers and produced at the Auction,

ali well as the Plants in Pots, the Garden Implements and the Stocking of the Kitchen

Gardens. Should the Estate be sold as a whole the Purchaser will also be required to

pay the Keepers' Wages and game rearing expenses from the 1st February, 1912, and to

take over the Keepers' Gear by valuation.

Where Lots adjoin, a T is placed on the Sale Plans adjoining the division fences.

or fences and ditches. and such T shall denote that such fences or fences and ditches as

the case may be shall in future belong to the Lot on which the T is placed. Streams

and marsh ditches (unless shown to the contrary) shall be treated as party boundaries. In ca e

of any dispute as to ownership of fences the decision of the Auctioneers shall be final.

The Rents and Tithes and other outgoings have been apportioned where necessary

only for the purpose of the Sale, and should any legal apportionment of the same or any

other outgoing or any consents thereto be required. such shall be carried out and obtained

at the expense of the Purchasers. The Rents and outgoings and other particulars are

believed to be correct, but are so given merely for the general information of intending

Purchasers without any guarantee as to their accuracy.

The owners of the Impropriate Tithe are liable for the repair of the Chancel of

the Parish Church of Brooke. A like liability attaches to the owners of lands where

the Impropriate Tithe has been merged in the lands and the lands are sold free from

Impropriate Tithe.

These Memoranda and Stipulations shall form part of the Conditions of Sale.

The Plans and Areas are based on the most recent Ordnance Survey, and shall

be accepted as correct by Vendor and Purchasers, and no compensation shall be given or

taken on either side on account of any inaccuracy therein or in consequence of the same

not agreeing with and being in excess of the Tithe Map and areas or the quantities in

the Title Deeds. Leases or Tenancy Agreements.

The whole of the Growing Timber on the various Lots will be il/cil/ded /1/ the

Purchase Price. An estimate of the value of the Timber on certain Lots has been prepared

on a conservative basis and the price stated in the Particulars of such Lots. The right

to remove all Felled Timber is reserved till 11th October. 1912.

Entered on the North front, through a handsome stone portico, with entablature supported by

massive fluted columns and the main building supported by balustrade, the House is exceptionally

27 The receipt for the last payment made in respect of land tax and tithe rent charge where parable shall be

sufficient evidence of the amounts.

2S.--:-The tracing, getting in or surrender of any outstanding legal estates or terms shall be at the expense of the

~urchaser If he require the same to be Iraced, got In or surrendered, and any delay in tracing, getting in or surrenderIng

the same shall not be deemed a cause for the postponement of the completion or an objection to the title.

30.-By a codicil to the wiJl of the above mentioned testator the estate was devised to trustees for a term of years

of £35,000, and each Purchaser shall assume that no more than this sum became raisable under the pro,"isions of the

said codicil.

3' .-Each Purchaser shall within '4 days after the delivery of his abstract send to the Solicitors of the Vendor a

tatement in writing of all the objections and requisitions (if any) to or on the title or evidence of title or the abstract or

the particulars or these conditions, and subject thereto the lille shall be dcemed accepted, and all

objection and requisitions not included in any statement sent within the time aforesaid shall be deemed

waived, and an abstract though in fact imperfect shall be deemed perfect except for the purpose of any further

objections or requisitions which could not be taken or made on the information therein contained and an answer to any

objection or requisition shall be replied to in writiog within five days after the delivery thereof, and if not so replied to

shall be considered satisfactory, and time shall be deemed in all respects as of the essence of this condition. As regards

any admissions to copyholds which may be taken subsequently to the time of delivery of the abstract the Vendor shall

deliver a supplemental abstract of the memoranda of such admissions so soon after such admissions shall have been taken

as circum tances will permit, but the delivery of such supplemental abstract shall not extend the time for delivery of

requi itions ari ing on the title disclosed by the abstract as fir t delivered. If any Purchaser shall take any objeclion or

make any requisition (including onc to the effect that the Vendor can make no title to all or some part of any lot) which

tr ·fendor is unable, or on the ground of expense or otrer reasonable ground unwilling to remove or comply with, or if

32.-;\0 objcction shall be made on account of any document execuled before the 17th day of May, 1888, being untamped

or not sufficiently stamped, and any sueh document which a Purchaser requires to be stamped or further

stamped shaJl be procured to be so stamped by him and at his expense.

33.-Each Purchaser shall pay to the Vcndor the proportionate part as from thc date of the contract of the

premium on any policy of fire insurance. ubsisting for the benefit of the landlord or (In. the case of proper~y not let)

Owncr on any buildings included in the lot purchased by such Purchaser, and shall be entitled so far as the pohcy or conent

sale or be a ground for any abatement or compensation on either side.

40.-The conveyance to each Purchaser shall be prepared by him and at his own expense and the engrossment

thercof shall be delivered at the office of the Solicitor of the Vendor at least '7 days before the day fixed for completion

of the sale for execution by the Vendor and other necessary parlJes (,f any), and the draft of such conveyance for peru aI

and approval on behalf of the Vendor and other necessary parties (if any) shall be left at the said ollice at least 14 days

before the delivery of the eng-ro sment. Any two or more lots bought by thc same Purchaser shall be assured to the

41.-Where anr lot appears by the particulars or the sale plans to be offered for sale subject to an easement or

right for the benefit of any other lot the conveyance of the servient lot shall be in terms made expressly subject to the

easement or right affecting it and proper remedies (if required) for securing the same shall be contained in the conveyance

of the servient lot or shall be granted by the Purchaser thereof to and at the cost of the Purchaser of the

dominant lot. If the dominant lot is not sold the benefit of such easement or right shall be reserved or granted so

as to be annexed to the dominant lot in such manner as thc Vcndor hall rcquirc, and the Purchaser of thc servient

Astley Cooper - Famous Brooke Resident

Famous Brooke Residents Astley Cooper (1768-1841)

Astley Paston Cooper was born at Brooke Hall on the 23rd of August 1768.

His father, Dr Samuel Cooper, was a clergyman of the Church of England; his mother was the author of several novels. At the age of sixteen he was sent to London and placed under Henry Cline (1750-1827), surgeon to St Thomas hospital.

From the first he devoted himself to the study of anatomy, and had the privilege of attending the lectures of John Hunter.  In 1789 he was appointed demonstrator of anatomy at St Thomas hospital, where in 1791 he became joint lecturer with Cline in anatomy and surgery, and in 1800 he was appointed surgeon to Guys hospital, on the death of his uncle, William Cooper.

In 1813 he was said to have earned £21,000 and was appointed professor of comparative anatomy to the Royal College of Surgeons where he was very popular as a lecturer. In 1817 he performed his famous operation of tying the abdominal aorta for aneurism. In 1821, he was made a baronet for removing a sebaceous cyst from the scalp of King George IV.

 

Cooper was the most popular surgeon in London during the early nineteenth-century.  He was appointed sergeant surgeon to George IV, William IV and Queen Victoria.

He served as president of the Royal College of Surgeons in 1827 and again in 1836, and he was elected a vice-president of the Royal Society in 1830. He died on the 12th of February 1841 in London, and was interred, by his own desire, beneath the chapel of Guys hospital.

Today, his name is remembered in Brooke with a plaque near the site of Brooke Hall and by a road named after him off High Green.

Surgical Achievements

In 1800 he presented to the Royal Society of Medicine cases of eustachian dysfunction and the use of myringotomy in the treatment of this condition. For this work he was awarded the Copley Medal. In both 1804 and 1807 he published 'The anatomy and surgical treatment of inguinal and congenital hernias' regarded by many at the time as a seminal work in the field. In it he first describes the anatomy of the cremasteric fascia, the pectineal ligament and the transversalis fascia.

Probably his greatest contribution to surgery has innovative work in the field of vascular surgery. Much of his research was into the pathophysiology of the cerebral circulation. He demonstrated that ligation of both carotid arteries in the dog failed to cause significant pathological effects due to he dominance of the vertebral arteries in this species. As a result of these studies he postulated that it should be possible to treat vascular aneurysmal disease by ligation of the vessel proximal to the lesion.

In 1805 he ligated the common carotid artery but unfortunately the patient died 48 hours later. In 1808 he ligated the external iliac artery for a femoral aneurysm and in 1817 he ligated the aorta for an iliac aneurysm. The specimen from this operation remains to date in the museum at St Thomas' Hospital. As a result of his contribution to vascular surgery the approach to the external iliac artery is named after him.  The suspensory ligaments of the breast are named after him.  His treatise on dislocations and fractures (1820) remained the final word on the subject in England and America for thirty years.

The Village Sign

Many signs were erected in 1953 to commemorate the Coronation of Elizabeth II and the Festival of Britain. It was a time of celebration and looking forward to a brighter future after the Second World War.

The village of Brooke choose a sign with the top being a representation of a beacon, symbolising their hope for a brighter future.

Below the name is a shield with the crossed keys of St Peter, patron saint of the village church. The sign was designed by Mr H. A. Miller, and carved by Miss J. M. Q. Barber of Roughton. The gilding was by Mr A. H. Thirtle and Mr A. Jones, and the corner plot it sits on was donated by Mr & Mrs E. Mackintosh.

Edward Seago 1910-1974, who lived in Brooke Lodge was one of Britain's finest Twentieth Century Impressionist painters. Edward Brian Seago was born March 31,1910. He was a painter of landscapes, marines and flowers in an Impressionist style. He was the son of a local coal merchant. He studied at the Royal Drawing Society and won an award at the age of 14. Although Seago was largely self-taught he did receive some instruction from Bertram Priestman.

He was a member of the Royal Society of British Artists from 1946, and of the Royal Watercolors Society from 1959. He exhibited in London, Glasgow, New York, Toronto, Montreal, Los Angeles, Oslo and Brussels. He showed his first personal exhibition in London in 1944, and two years later presented paintings giving a narrative history of the Italian war. In 1957, still in London at Saint James Palace, Seago presented canvases he had realized during the world tour of the Duke of Edinburgh. Essential to a landscape artist, he remained faithful to an impressionistic atmosphere, attempting to capture the rapid touches from the shimmering of light, made to sometimes bathe together in a blur like that of Turner. He liked to translate English landscapes in particular like those of Norfolk, but also painted much from abroad.

During the Second World War Seago served with the Royal Engineers and often painted in Italy with Field-Marshall Lord Alexander. His war pictures were exhibited in 1946 at the Norwich and Bristol Municipal Galleries.

He showed his first personal exhibition in London in 1944, and two years later presented paintings giving a narrative history of the Italian war. In 1957, still in London at Saint James Palace, Seago presented canvases he had realized during the world tour of the Duke of Edinburgh. Essential to a landscape artist, he remained faithful to an impressionistic atmosphere, attempting to capture the rapid touches from the shimmering of light, made to sometimes bathe together in a blur like that of Turner. In 1968 Seago acquired 'Ca Conca', a villa apartment in the elegant yachting resort of Porto Cervo on the Costa Smeralda, Sardinia. The terrace offered fine views of the harbour to the right.

Edward Seago was involved in the publication of many books throughout his career. In 1934 he published a book entitled Sons of Sawdust which told of circus life in the West of Ireland. He also published Peace in War (1943), High Endeavour (1944), With The Allied Armies in Italy (1945) and his autobiography A Canvas to Cover (1947). In 1936 some 42 of his paintings were used to accompany John Masefield's collection of poems, The Country Scene and he worked with Masefield again on Tribute to Ballet in 1937 and a Generation Risen (1942).
